The two‑storey, 4,750 m² office is organised around a light‑filled central atrium that becomes the social and wayfinding heart of the building, drawing daylight deep into the plan and supporting wellbeing through visual connection and calm, collaborative space.
The internal layout prioritises usability and comfort, with workspaces, meeting rooms and support areas arranged for intuitive movement, flexible working and future growth. Materials and detailing create a durable, welcoming environment aligned with Innospec’s identity, while adaptable floorplates allow the building to evolve with the business.
A comprehensive landscape strategy strengthens the site’s character and functionality. Clearer arrival routes improve legibility for visitors and staff, and new planting and habitat enhancements boost biodiversity and create a more coherent, attractive campus.

Securing planning approval marks a major milestone, enabling construction to commence.
